Data Centers & Grid Load: What Colorado Landowners Should Watch
Where hyperscale load is landing on the Front Range, and the substation upgrades that follow.
The load-growth picture
Xcel Energy's 2026 Resource Plan projects Front Range peak load rising 18–24% by 2032, with roughly 40% of that growth attributed to a small number of hyperscale data-center customers concentrated in Adams, Weld, and Douglas counties.
That growth translates directly into substation expansions: at least 11 existing substations are scheduled for capacity upgrades, and 3–5 greenfield 230/345 kV substations are in early CPCN discussions.
Where new load is landing
Aurora / DIA edge (Adams County) — the largest cluster of announced projects, drawing off the existing 230 kV ring around DIA.
Northern Weld County — Meta and Google have both filed load-serve inquiries for parcels along the Highway 85 corridor.
Douglas County / Sterling Ranch area — a second cluster is forming to serve the south Denver metro fiber routes.
What this means for adjacent parcels
Land near a substation that is on Xcel's expansion list often appreciates faster than comparable land elsewhere in the same county — but comes with the risk of a 5–10 acre construction laydown yard next door for 18–30 months.
For unimproved parcels 40–200 acres in size within three miles of a planned hyperscale campus, TerraScope tracks an emerging premium for parcels with existing water rights, because data-center cooling and evaporation permits are now the binding constraint on new campus siting.
How to monitor from a parcel view
Watch the Xcel Energy Interconnection Queue and the Colorado PUC's e-filings system for CPCN filings referencing your township-range.
Subscribe to your county planning commission agenda — data-center rezonings surface here 90–180 days before they hit the PUC.
In TerraScope, enable the Grid Load layer on your monitored properties to see substation expansions and CPCN filings inside a 200-mile radius.
